What can you expect when you use our home staging services?
Honesty: You can expect us to give you our complete, honest opinion about aspects of your property and decor that could be changed to improve buyer appeal. Sometimes the truth is hard to hear, but it's what you are paying us to tell you. Please don't take it as a criticism or judgement of your personal lifestyle or taste. It's all to help you get the best possible results on your sale.
Respect: You can also expect us to respect your wishes. Even though we give you the straight goods, it's your decision on whether to act on the information. If we recommend removing the hot tub from your dining room and you don't want to do that, it's up to you. We'll do the best we can to work within your budget and your criteria to create the most appeal possible given the circumstances. If we realize constraints are so great that our staging won’t add to the saleability of your home, we will tell you.
Care: When we are staging your home, we have to move things around. We handle your belongings, whatever they may be, with the utmost respect and care. We request you remove valuables beforehand. If there is an item that is not to be touched or moved, tell us and we will note your instructions in our service agreement..
Results: Studies show that home staging helps homes sell in half the time and for 5% more. These figures are averages. Your property could do better or worse. But if you are committed to the process you can rest assured that you have done everything you could to create the best sales results given your property and current market conditions.

What do we believe?
We believe that whatever the market conditions, almost every home deserves and can benefit from staging before selling. We believe that homeowner, realtor and stager should all be team players, each contributing their particular expertise to sell the home.
What is our approach to staging?
We have been trained in a proven techniques to prepare homes for sale. Each home, in fact each room, is a little different. We don't just install a prepackaged set of furnishings and accessories. We first try to use the homeowner’s belongings to keep the staging investment lower without compromising the results. Where the homeowners things are not helping to sell the house, if budget allows, we find more appropriate items. We strive for creative excellence on every job.
Three Steps to Stage a House
- 1. Staging Consultation with or without Written Report
This is is your action plan so you invest your time and resources in the most important aspects. We can do a verbal consultation which takes about an hour. You can make your own notes and ask questions. Or we can do a detailed review and follow up with a written report. This review takes 2 - 4 horus for the average home and the report normally can be returned in less than 48 hours. - 2. Preparatory Work Before Staging
This is the phase where the recommendations get done. It is not a step to be skipped either if you want to make top dollar. The majority of todays buyers want a move in ready house. The others want a bargain. You can choose to perform or manage the work yourself. We can recommend reliable tradespersons, service providers and suppliers.
OR, you may want to have us handle everything for you. In that case, we can call for competitive quotes, help you choose contractors, and oversee the work. - 3. Staging, Styling or Showcasing the Home
This is the transformation phase where we take the prepared house and stage it to captivate the attention of buyers.
Our staging process normally starts by clearing out each room as much as possible and then judiciously adding back furniture, art and accessories in the best positions until there is just enough. Since less is more, this process often leaves a lot more things to be pre-packed or stored away.
The finished product may give you a feeling of peace and calm, or it may feel a little bare. Sometimes it may not be as convenient for living. You might not even like it. However, you have to realize that we are staging for the buyers, not customiing for your stlye preferences. What you will like is the positive feedback from viewers and good results on your sale.
To minimize disruption, we try to size our crew so that the staging can be accomplished in a day or less. Unless we have agreed ahead of time that you will be assisting, we recommend you and your family plan to be away from home during staging. That will help us work more quickly and you can to get the full impact of "the reveal" when your return to your staged home.
