The Challenge | demonstrating staging to a home builder using a very small budget. The builder already had some furniture and a few accessories in the home, but, we thought the presentation could be bumped up a notch. In addition to budget limitations, we faced another challenge. The start of the school year meant our usual furniture rental outlets had even more limited choices in stock than usual.
Solution | The living room was immediately visible upon entering, so we created as much WOW factor there as possible with a leather sofa and chair and bright accessories. Lamps were borrowed from the Light Touch, a local lighting store. The remaining items were added from Rearrangements' inventory. The furniture placement was changed from the original to open up the space. A shag area rug added some warmth and texture as well as highlighting the dark hardwood floors.
The builder's sofa, loveseat, tables and lamps were used to stage the family room which had been previously empty. We added a mirror, a large piece of art, a tree and a console with some decorative items.
In the master bedroom we used an air bed to created a vignette, creating a focal point with art and accessories. We used only side tables and lamps since a full bedroom suite was out of range for our budget.
We carried the red and red-orange colour theme throughout the house to avoided chopping up the space.
Result | Staged September 21, 2010 for the Fall Kingston Home Builders Association Showcase. Staging was left intact for one month with favourable feedback from the builder and people who toured the home.
