Project 7 | Sold Before the First Petals Dropped

The Challenge | This was my own home and it's always difficult to see all the flaws in your own place, professional stager or not. I found myself thinking "Can I get away with this?" But it was quite plain that the dusty rose paint and the wallpaper had to go. And, to get back the money I had spent building a bedroom and bathroom in the basement, I needed to have the finishing completed and stage the basement to show it's potential as a suite. The kitchen seemed crowded and cluttered. The pass through from kitchen to sun room was not fully utilized because it had no counter. With the second of the only two main floor bedrooms re-purposed as an office, it looked like a one bedroom house.
Solution | Hardwoods were refinished. Wallpaper was removed. Painting was completed. A counter top was added to the pass-through between kitchen and sun room. Basement drywall was finished and cement floors were painted. Then I staged using what I had on hand. And air bed became the focal point in the second bedroom, formerly the home office Long stem roses went on sale at the grocery, so I purchased a dozen red for the agent's tour.
Result | The home was priced realistically and put on the market at the beginning of July. Within 36 hours I received and accepted an offer of asking price. The house sold before the first petals fell from my roses.
