The Challenge | The living room was small and so was the staging budget. A substantial amount of upgrading had been completed including flooring, kitchen counters and complete repainting - leaving very little for staging. But, the realtor and homeowner realized that the vacant home looked unloved would draw viewers' eyes to its flaws.
Solution | We staged vignettes (small scenes) in the living room and dining room. These focal points drew the eye and created a warm and welcoming mood. Attention was diverted from flaws such as the soot smudges on the fireplace. The table, chairs and credenza, provided by Sandra Muis of Enhanced Homes, showed off the ample proportions of the dining room. The realtor and homeowner added a few colorful touches to the kitchen by themselves.
Result | Listed in July, 2007, the home sold in 63 days for 96.2% of asking price.
